It wasn’t the mess that was the problem so much as the obvious neglect. Marks where water’s come through the ceiling – that kind of thing. Either he’d had it fixed ages ago and didn’t bother to sort the cosmetic damage (and if you’re selling the place, surely you can sort out a lick of paint?) or it’s ongoing. My money’s on the latter.

45 minutes by train sounds reasonable – it sometimes used to take me that long to get into the University from Didsbury when the students were around…

Oh and don’t underestimate messy houses, my parents got a great property in a nice area for far less than the average price simply because the woman living there didn’t keep it tidy and in good nick.
